Minutes for Roudebush Woods HOA Board Meeting

Bob Hackenberg, Robin Fleming, David York, Donna Zenthoefer,
Hank Thompson
- Minutes from last month were approved and are now online at
roudebushwoods.org.
- Preliminary Business
- Budget Review
So far DJ Pools has not been paid because we have not received
a bill. We paid for two-year renewal of the website.
This had not been in the budget for the year
- Architectural Review
Two requests were approved by the board
- Old Business
- Playground appearance
The playground equipment has been been repainted by the
company did the original work. They did this at their own
expense. Weeds are growing in the playground and need to be
treated.
- Entrance landscaping
Robin Fleming had been previously authorized to buy some
annuals for planting near the entrance signs. She is
continuing to work on this. Solar lights were installed in
the island and the curb has been painted with reflective
paint. The island is much easier to see after dark.
There are dead trees in the entrance island and several trees
throughout the development in the area between the curb and
the sidewalk. These were previously reported to the Streets
Department but we will contact them again to see if we can get
action. The Streets Department did replace one near the woods
and also one that was missing towards the north end of
Roudebush Blvd. We will also see if we can get the Streets
Department to prune trees overhanging the sidewalks.
- Mowing
The mowing of common spaces is adequate. The interior of the
woods need to be cut. There was discussion about where is the
mowing line to the east of the woods near the church.
- Pond Contractor
There is no algae in any of the ponds. However, the middle
pond is starting be covered by some sort of water plant that
is growing fairly aggressively. Hank will contact the pool
contractor to make sure that this is taken care of.
- Website
The website rental was renewed for another two years. A
number of current updates have been added to the home page.
To make the addition and deletion of updates easier, Bob
Hackenberg will develop a means for the board members to
manage what appears there. This utility will be ready within a
week.
- Website sign
The sign giving the website address for Roudebush Woods will
be mounted on the entrance wall near the "No Soliciting" sign.
- Woods Deed
Thompson Development has had the woods platted. They will
meet with the board soon to deed the propert over to Roudebush
Woods.
- Poison Ivy in the Woods
The poison ivy in the woods is scheduled to be done on June 26
if there is no forecast of rain.
- Pool Contractor and Facility
We have been experiencing a number of problems with the
operation of the pool. The pool heater seems to be working
properly but keeps cycling on and off because problems in
water pressure. Affordable pools has the responsibility of
fixing this problem. We are also experiencing problems with
the lifeguards not regularly performing pool maintenance
duties. We are trying to work through these issues with DJ
Pools. Board members and their families have been doing a lot
of volunteer work in maintaining the pool. Most of this is
not covered in the contract with DJ's but some of it is.
- Debit Card
The board will be acquiring a debit card that will be used to
make approved miscellaneous purchases. Because the card will
not be tied to one vendor, we will be able to take advantage
of sales and special prices.
- Sidewalk Damage on Standish and 191st
About a month ago it was reported that a rectangular hole was
cut in the sidewalk on the southwest corner of Standish Place
and Calhoun Place. Hank Thompson contacted the city of
Noblesville and they are trying to determine who who did the
work. Because of its location, it appears that the water
company did it. The hole is a danger to pedestrians.
This is in addition to considerable damage that had been done
previously on the sidewalk along 191st St. near the front
entrance. It is still unclear who caused that but the city
said that they would repair it.
