Minutes for Roudebush Woods HOA Board Meeting

- Approval of Minutes
Minutes from last month were approved and are now online at
roudebushwoods.org.
- Architectural Requests
There were no architectural requests this month.
- CASI Management Review
- Refund to Roudebush Farms
The board of directors submitted a list of items that they
feel they were overcharged for in the past year for pool
expenses. Hank Thompson reviewed the list and agreed that
most of these claims were indeed valid. The single
largest overcharge had not taken into account a later
refund from Bausermann for fewer lifeguard hours during
2009. The total amount that Hank proposed that we return
to Roudebush Farms is $2605.67. The board voted to
approve this refund.
- Fence repair
The fence at the pool was repaired for the originally
quoted price of $375.
- Leak repairs
American Leak Detection completed the work on detecting
and repairing the four leaks in the main pool and no more
water seems to be leaking. They did leave behind a
considerable amount of pea gravel that had been removed
from the area where the leaks occurred was left behind.
David York questioned the company about this and they
assured him that they put back as much gravel that would
fit. David is concerned that the gravel that was cemented
in would eventually settle and leave a hollow area that
may cause problems later. David was advised to take a
photo of the gravel that was left behind as evidence in
the event that problems outside the warrantee period happen
- CASI openhouse
CASI is sponsoring an openhouse at their headquarters on
June 10 and the members of the board are invited to attend.
- Old Business
- Cattails on the pond
New cattails are growing in the pond. The company that
treated the cattails a year ago will not re-treat them until
late fall for a fee of $75. It was questioned whether
permanently killing the cattails is not possible.
- Sign for the entrance
Patrick Propst is currently working on poles that will be used
for mounting.
- Pool committee
The next meeting of the pool committee needs to be
scheduled. This committee is made up of representatives from
the Woods and the Farms.

One of the three solenoids for the timers at the 191st
St. entrance has been replaced. Parts for the other two have
been purchased. We need to align the sprinklers at both
entrances.
- Pool cards
Several pool cards have been reprogrammed. We are in the
process of updating the spreadsheet of the Roudebush Woods
cards as to which cards we need to deactivate due to residents
having left the community without turning in their cards.
- Dead trees
A resident with property that backs onto Promise Road feels
that the landscapers may have caused several trees beyond the
privacy fence to die. We will look into this.
- Sprinkler valve repaired
Tony Zenthoefer has replaced an irrigation valve at the
Promise Road entrance.
- Noise complaint
A resident whose house backs onto the pool has complained
about excessive noise coming from the speaker system at the
pool. A committee has been formed to address this issue by
determining what the allowable volume setting should be for
the pool. The speakers for the pool have already been
directed away from the row of houses that border the pool.

- Backwash certification
The pool needs to get backwash certification prior to the pool
being opened.
- Graffiti at the playground
The sign at the playground has been vandalized again.
