Minutes for Roudebush Woods HOA Board Meeting

- Call to Order
Location: Noblesville Public Library
Time: 6:03 PM
Members present: Bob Hackenberg, David York, Donna Zenthoefer, Hank Thompson (CASI); from Roudebush Farms for pool discussion: Bob Anderson, Tonda Gorsuch, Linda Hite
- Approval of Minutes
Minutes from last month were approved and are now online at
roudebushwoods.org.
- Pool Discussion
The discussion of pool issues was held at the beginning of the
meeting so that representatives from Roudebush Farms could
participate in the discussion. The following items were
reported by Donna Zenthoefer:
- The Coke machine is functioning and being stocked as needed.
- September 3rd is the only slot now available for Friday pool
party reservations.
- The leaks in the pool seem to have stopped. The repair work
done seems to be successful.
- A sign has been installed in the kiddie pool area
that indicates that no one over 5 may use it.
- Two of the new umbrellas were broken by the strong winds.
They were repaired by volunteer help.
- Private and group swim lessons are ongoing.
- The card system has been updated to included recent cards
that were issued. Roudebush Woods has only 10 blank cards
available and it was felt that we needed to purchase more. The
board voted to approve the purchase of 25 more cards at a cost
of $75. Roudebush Farms reports that they have 25 cards on hand.
- The structure of the pool committee still needs to be
refined. It was decided that each neightborhood should have two
voting members. These members do not have to be actual members
of the respective board of directors.
- A family night with a movie at the pool is scheduled for
Monday, August 28. The equipment for showing the movie will be
donated for use.
- Architectural Requests
There was one architectural request submitted. It was approved by the board.
- CASI Management Review
- Write-Off
Hank Thompson indicated that a home was sold in a
sheriff's sale. This means that the $850.34 in unpaid
dues and penalties will not be paid. He asked for
approval to declare this as a write-off. The board
approved the write-off.
- Old Business
- Cattails at the pond
The cattails in the pond near pool are coming back. Hank
Thompson said that these can only be sprayed in the fall. He
thought it would cost about $75 to do the work. The board
approved this amount to be spent in the fall. Hank will order
this when the time comes.
Primrose is starting to grow aggressively in all three ponds.
Hank indicated that the cost of treating the primrose would be
$866. He suggested that when the contract comes up for
renewal in the fall, we add the treatment of cattails be
included in the new contract. He thought this would be
cheaper than requesting the treatment outside the contract.
The board voted to approve the $866 to have the primrose
treated now.
- Yard Lights
Sixteen new households have yardlights which need to be fixed, 6
homeowners have fixed yardlights from last month, and 20 yardlights
were still out from the last month.
- Sign at the Entrance
The changeable message sign for the 191st St. entrance has now
been built and is ready for installation. Bob Hackenberg said
that he would call for utility marking of the area along the
woods in preparation for digging the post holes. The sign
will be placed about midway along the woods. It will be
placed about 10 feet up from the sidewalk. This sign will be
put up only when the board wants to communicate announcements.
- New Business
- Backflow Valve Certification
The board approved $150 to cover the certification of the
backflow valves on the entrance sprinkler system and the pool.
- Treasurer's Report
Donna Zenthoefer turned in $300 to Hank Thompson. $150 of
this was for pool cards that were issued. This money stays
with Roudebush Woods. The other $150 came from pool party
rentals. Half of this money will be passed on to Roudebush Farms.
