Minutes for Roudebush Woods HOA Board Meeting

- Approval of Minutes
Minutes from last month were approved and are now online at
roudebushwoods.org.
- Architectural Requests
Two architectural requests were approved.
- Budget Review
The spending for this year is right on track with what was budgeted.
- Old Business
- Yard Lights
There are seven residences that have had their yardlights out for are least
three months in a row. The owners are sent letters when they reach this point.
It is both part our covenants and city law that you have a yardlight that comes on
automatically after dark.
- Pool
Scott Bauserman, owner of Bauserman Neighborhood Pool Management, introduced himself and
answered a few questions about pool operation.
Donna Zenthoefer gave a rundown of incidental expenses that have been incurred. She mentioned
that she is planning several more social nights at the pool for different ages where a movie
will be shown.
David York mentioned that both our main pool and the wading pool have been leaking water, a
situation that we have known about for several years. The problem with the wading pool centers
around the main drain. We are avoiding the problem by recirculating the water via the skimmers.
The main pool is a different issue because we are losing about an inch of water per day. Some
of this is due to evaporation and splashing but we know that there are some leaks. The problem
is that we do not know where the leaks are. We are considering hiring a company that specializes
in this to find the leaks and to fix them. This will likely be an expensive procedure.
- Cattails in the pond
The cattails in the pond closest to the pool were sprayed earlier this year but must be
sprayed again to kill those that came back. The board approved the rental of a gas powered
hedge trimmer to cut down the dead cattails. All of this is necessary so that we can take
advantage of the grant that we received from the city for ecological planting around the pond.
- New Business
- Sign reuse
There is a need for a system where we can post messages on signs at the two entrances. We
are looking into ways that this can be done in an economical fashion.
- Sign for annual meeting
Our sign announcing the annual meeting in October was modified to reflect the date for
this year.
- Address sign for the pool
We need a sign inside the pool showing the address of the swimming pool so that those
calling 911 can give the location from the phone inside. We approved the purchase of
such a sign.
- Pool card purchase procedure
We decided on a procedure for selling pool entrance cards and for accounting for the
money received. A line item will be set up in the accounting system that will reflect
the money collected and for when new cards need to be purchased. We also approved
the purchase of 25 additional cards at $187. The cards for Roudebush Farms is not part
of the process.
