Minutes for Roudebush Woods HOA Board Meeting

- Members present: Steve Everman,Robin Fleming,Bob Hackenberg,
Donna Zenthoefer, Hank Thompson
- Minutes from last month were approved and are now online at
roudebushwoods.org.
- Preliminary Business
- New members appointed to the board
Ron Driesens and Jeff Dornik, members of the archtectural committee,
were present at the meet at the invitation of the board. A motion
was made to make Ron and Jeff members of the board and was approved
unanimously. Their terms of office extend from now until the end
of 2008. Also appointed in absentia is David York, a third member
of the architectural committee. This brings the number of board
members to seven. The board will now handle all architectural
issues.
- Old Business
- Satellite dish in non-compliance
One house in the development still has its satellite dish in an unapproved
location. The homeowner has been warned several times. The homeowner has
until January 15 to take care of this.
- Guidelines for architectural compliance
There was a discussion about whether there should be on the website a
set of guidelines on what the homeowners should submit to the board for
architectural approval. It was pointed out that neither the covenants
nor the by-laws cover what are essentially judgment issues.
The discussion was tabled for later consideration.
- Mini-barn still not in compliance
Last month's issue of a mini-barn on one property not being in compliance
continues. The owner is aware of the situation and is working to solve it.
The board and CACI are actively working with him.
- Playground sign
Steve passed out the text of what will be on a sign to be put up in the
playground. The board approved the text and Steve will now have the sign
made.
- Pool heater and fence
The pool heater will be installed as soon as the ground is either dry or
frozen. After that, a white 6 foot vinyl fence will be installed around it.
- Election of new officers for 2008
The board held an election for the new officers for 2008. It was voted
unanimously to keep the current officers in place:
- Steve Everman, President
- Robin Fleming, Vice-President
- Donna Zenthoefer, Treasurer
- Bob Hackenberg, Secretary

- Roudebush Farms update
Thompson will soon pass control of Roudebush Farms to a newly formed
homeowners association. The new board is comprised of 3 members. We
will continue to share ownership and operation of the pool with
Roudebush Farms.
- Pool contract for 2008
The board will decide on the award of the pool contract for 2008 in
the January meeting. We already have a bid from DJ Pools. We are
waiting for a bid from Indianapolis Pool Management.
- Spending within budget
Spending for 2007 is within what was budgeted for 2007.
- Entrance signs
There was a continuing discussion of whether we should commission the
construction of entrance signs for the development. The signs we are
considering are a relatively new product made of PVC and are painted
with automotive paint. We will discuss this further at the next meeting.
The sign for the entrance at Promise Rd. will have to wait until
2009.
- New website design
The new design for the website is currently ready for launch. The
board members were asked to take a final review of it and suggest
changes by January 5, 2008, when it will go live. Further changes
can always be made as necessary.
