Minutes for Roudebush Woods HOA Board Meeting

Bob Hackenberg, Robin Fleming, David York, Donna Zenthoefer
- Minutes from last month were approved and are now online at
roudebushwoods.org.
- CASI Management Report
- Write-offs
Hank Thompson requested that we approve a $280.58 write-off
due to membership fees lost due to foreclosures. The board
approved 6-0.
- Deed to the Woods is Ready
The deed to the woods is now ready. Roudebush Woods will pay
$400 for the platting service.
- Old Business
- Web Site
Bob Hackenberg was asked to post the 2009 meeting schedule on
the web site. David York will send the new schedule to him.
- Yard Lights
Letters have been sent to eight homeowners concerning the fact that
their yard lights have been observed being out for 3
consecutive months. These are city ordinance violations and
if they do not comply with the ordinance, their names will be
given to the City of Noblesville Streets Department for
enforcement. The city can issue tickets for ordinance
violations. We are required to have an yard light that
automatically turns on during the night.

- Contracts
After reviewing bids for common lawn mowing and maintenance, the board
approved awarding a two year contract to US Lawns costing $9952 per
year. This covers the cutting of lawns in common areas but not for
landscaping. The board voted 6-0 to award the contract to US Lawns.
We received several bids for pond maintenance. The board decided to
award a two-year contract to Leistner Aquatics for $1621 per
year. This covers the killing of algae and submerged plants but not
for the killing of primrose and cattails.
- Vote to authorise CASI to move money from reserve to checking
The board started a discussion regarding money and our neighborhood not
getting all the budgeted homeowners dues because of the weak
economy. We all have felt the pinch of job losses, higher expenses and
uncertainty with the economy. The board voted 6-0 to authorize CASI
to move money from reserve funds to checking funds if the
checking account gets too low. CASI will provide the board with an
email informing us of the amount moved and when. The motivation for
this is that Roudebush Farms has not yet reimbursed us for their half
of the pool operation costs because Thompson Land Development is
having cash flow problems.
- Thank you to Ron Driessens
The board thanked Ron Driessens for his service on the board
and for his even longer service on the Architectural
Committee. Ron's term expires this month.
